Working alongside Matthew Brown, our Head of Development, the Senior Development Manager will be pivotal in bringing Northstowe to life – a sustainable, 21st Century New Town in Cambridgeshire, and the largest development of its kind in the region.
Northstowe is central to the Government's mission to provide affordable homes within vibrant communities where they are needed most. You will be joining our small but highly skilled team, who are directly responsible for the success of this scheme. Our goal is to deliver well-designed homes, a new town centre, and a range of community facilities.

Supporting the design and delivery of this ambitious project, this position is an incredibly exciting opportunity to balance day-to-day delivery with bringing innovative solutions to large-scale development.
Whilst our day job is to support the deliver the homes people need, you will be used to "spinning several plates" at once and will always be looking for ways to improve and innovate.
You'll be comfortable supporting the team with complex land and development issues, aiming to accelerate delivery and drive quality. You will be proficient and able to demonstrate extensive experience in a range of property matters, land disposal contracts, development appraisals and commercial negotiation.
Delivering on a mission as bold as ours isn’t always easy. You will be resilient and comfortable managing stakeholders at a senior level and your discussions will always be shaped by a good understanding of the commercial and operational impact of what we do as a team. You will enjoy working in an innovative, fun and engaging way and be able to negotiate and persuade.
As an experienced land and development professional you’ll understand how to manage colleagues and be able to demonstrate you can work with others as part of a team in a collaborative, inclusive way.

Homes England are a geographically diverse community. We work to a 50/50 office/ home based model. Moving back into our office environments has enabled us to utilise our space and time together in the most collaborative way. We have a modern, dedicated office at Northstowe which will enable you to drive the development on site.
